MAINTENANCE REQUESTS


Tenants can place a maintenance request online through their online web portal anytime for their convenience.

Rent Worry-Free

We do walkthroughs with each tenant during move-in at the property, go over the lease in person, and prior to signing the lease, we provide video resources in the office that will show you what to expect during the course of the lease and tools to have on hand.

  • Maintenance Emergencies

    For True Maintenance Emergencies (which is No AC, No Heat, No Hot Water or a Flood Inside the Property), we have an after hour emergency phone line monitored regularly.

  • Tenant Responsibility

    Tenants are responsible for the first $75 on minor repairs. This is to encourage tenants to take some responsibility for the property they live in and call home. 


    Examples are:

    • Changing Air Filters
    • Change the toilet flapper
    • Light bulbs
    • Sink stops
    • Blind repairs
    • Sprinkler heads or bubbler drip heads
    • Most minor repairs
  • More Information
    • Tenants are NOT responsible for Major Electrical, Major Plumbing, Appliances that come with the property or the roof of the property. 
    • Tenants can always call and we would be happy to walk them through some solutions or help troubleshoot issues before sending a vendor. Check out some of our helpful “How To” videos below on simple repairs to save you $75.
    • Tenants can always call a friend or family member to assist or hire a vendor of their choice to save the $75 service fee. (Contact us for a list of vendor resources.)

All pets are subject to the property owner's approval and Applicant(s) must supply a picture of the pet.

    • The Security Deposit is $400 per pet. 
    • Our property owners and insurance policy will not accept a Pit Bull (Staffordshire Bull Terrier) regardless of temperament or training.
